My residential rate (paid weekly or on project completion, whichever is first) is $90 hourly , commercial rate is $110 hourly (paid within 30 days of completion), There is a $150 minimum on labor and ALL Material prices are due when supplied or require deposit. BOTH rates begin when I get in my van to go to your project and end when I get back in van to go home. I specialize and enjoy renovating kitchens, bathrooms, drywall repairs and painting, basement rec rooms/home office, decks and porches, mainly because they are the heart of a home and bring people the most joy. Renovations take precedent in the order they come in, as each project is completed I move to next in line. I also enjoy doing white vinyl replacement windows, doors, aluminum capping, siding, as well as fixing and improving what is broken or that you don't like in your home. Because a home you don't love, isn't quite home. THESE jobs are done as time allows during and between renovations. I ONLY do flooring, countertops, tiling, toilets, roofing, minor plumbing, and cement work IF part of a renovation, not separately. Now here's my dilemma. I've always had a policy one job at a time, that way each client gets my entire attention until THEIR project is complete. However, as I do larger renovation projects, there are times I can't work the entire day, for instance drywall spackle or paint to dry, tile need to set up, or grout need to dry. I've always had a policy to THEN break away to do smaller jobs to finish out the day, it also means SOME jobs can be completed WITHOUT waiting several weeks, or even months, in my large renovations job schedule. So I had a large job AND small job schedule. BUT any job NEEDS clarity to be scheduled, so I'm able to not only take care of YOU, but also the next in line. Although I'm HAPPY to help do a small project that pops up for you while I'm there to do your work, I can't be overloaded by SURPRISES. I hope you understand, for this to work, it NEEDS to be together. IF you're in a hurry, I do NOT do any immediate work, but can sometimes get to your project within 2 weeks depending on scope. In all of Berks, parts of Montgomery, Lehigh, Schuylkill and Chester counties of PA, Appointments within 30 miles from 19512 to look at your projects takes up my entire Saturdays in time and gas and can be set up here on my website, NO phone calls, I charge $25 per to ensure OUR time isn't being wasted for the up to 30 minute consultation. Per PA law, you'll have 3 days to change your mind from agreeing to have a contractor do your work. For this reason I don't do any immediate work, nor accept deposits up front. After 3 days from agreeing in writing, your job will be put on projects list, for special orders (like replacement windows) a deposit accepted, $150 minimum jobs payment is needed on start day before work starts the day I'm there. Bathrooms, kitchens, basements, drywall and painting, porch and deck renovations are done ONLY at T&M (Time is my residential rate of $90 hourly, or commercial/insurance rate of $110 hourly, time begins when I get in vehicle to go to work, ends when I get in vehicle to go home, Materials are any products used supplied by me, T&M rates apply should ANY unforeseen issue be found during ANY project ), so Material charges are paid day of purchase, Time labor is paid on project completion, OR every Friday or weeks end during holidays, WHICHEVER COMES FIRST up to completion. Estimates and work are only in SouthEast PA, good for 30 days after receiving, vast majority of my work is within 30 minutes of 19512. It means YOU'VE done your homework to what you want and that it's available in our area, big box stores are a great research for this. You, the client, are responsible for any necessary permits or fees for your project, as well as my access to the project including parking. Most debris or trash can be placed in trashcan for your trash hauler, rarely need a dumpster, but you are responsible for dumpster and fees should you choose. Workmanship is personally guaranteed for 30 days after completion, product warrantees stand on their own. Any issues that arise will be discussed ASAP.
Once started, my focus is on you. I will do everything I can to meet deadlines and coordinate with other Contractor related projects. I will maintain open communication with you to keep you up to date on the status of your Home Improvement renovation. Your dream is my job.
